Grounds & Maintenance Manager

Established in 1837, the Royal Nova Scotia Yacht Squadron (RNSYS) is the oldest yacht club in the Americas, home to close to 900 members from Canada, the United States and beyond. In addition to highly successful on-water programs, the Squadron has extensive facilities and a vibrant social program to ensure a wonderful, year-round experience for all members and guests. A rare opportunity exists for an experienced accounting professional to join our team.

Working closely with the General Manager, the Grounds & Maintenance Manager is responsible for overseeing the daily upkeep and maintenance of the RNSYS property which includes five acres of land, six buildings, two outdoor pools, associated equipment, plant and supplies, as well supervising maintenance staff and ensuring security of the property.

As the successful candidate for this hands-on role, you will find real motivation in providing outstanding service to the club in terms of the presentation and upkeep of buildings and extended grounds. You will manage a team that will expand seasonally, so would also enjoy mentoring people and building a culture of performance. While the role involves working independently with your team, you would also work very closely with all relevant heads of department and the membership, therefore communication and teamwork are significant components to the role. A strong ability to manage contractors is required, as is managing the department to budget.

Your responsibilities will include, as pertains to buildings, grounds and pools:

· Coordinate janitorial duties, repairs, renovations and any new construction projects

· Develop and manage standards and procedures including preventative maintenance of both new and ageing plant and equipment

· Inspect, identify and report any necessary work required to resolve maintenance issues

· Perform work directly/with your team as appropriate, engaging contractors as required, in consultation with the General Manager

· Monitor equipment and maintenance supplies inventory

· Manager appliance, plant and equipment repair/installation/removal as required

· Check functionality and maintain building systems (HVAC, boilers, etc.)

· Actively review and suggest any maintenance, mechanical, electrical or facility design modifications

· Manage capital works plan to ensure maintenance priorities are addressed within budget

· Coordinate with function manager to set up & breakdown event venue as required

· Perform consumable water testing activities and septic maintenance

· Manage waste removal and recyclable collection & disposal

· Manage Pest control

· Coordination of landscaping and lawn-care including seasonal preparation and on-going maintenance

· Perform annual outdoor pool opening and closing activities and daily maintenance during season

· Supervise security of the property, in conjunction with on-site security contractor, with 24/7 on call response. Respond to facility and equipment alarms and failures.

· Manage alarm system user access, code list and key register

· Planning of preparedness and response for weather events

· Determine staffing requirements and work schedule for House & Grounds staff to budget and approve payroll

· Hire, onboard, train and manage staff as required

· Ensure the safety, health and welfare of all club members and employees, visitors, contractors and members of the public

· Perform all work activities safely and in accordance with OH&S legislation, RNSYS Health and Safety policy and House & Grounds safe operating procedures

· Contribute to a positive safety culture by leading by example and encouraging as well as enforcing safe work practices

Working Conditions

Combined indoor and outdoor working environment. Exposure to potentially hazardous situations, chemicals and equipment. Task-specific PPE will be required. Position may be required to work in cramped spaces, at heights, in bright or inadequate lighting. Frequent standing, bending and lifting ( >25 lbs). Statutory holiday, after-hours and weekend on-call work is required.

Ideal Attributes

To qualify for this position, you will have 8 years’ experience in a similar maintenance or trade-related role with a minimum 3 years experience supervising individuals, experience in carpentry, electrical, plumbing, HVAC and landscaping. The ideal candidate will present a mix of experience across a variety of trades or working environments. Experience working in a private member club environment (e.g. golf club, country club would be considered an asset.
