Altus Group is currently looking for a Real Estate Advisory Consultant to join our Investment Managed Service team. We are looking for candidates in Vancouver, Calgary and Edmonton. We are okay with this individual working remotely. The Real Estate Advisory Consultant will be responsible for the engagement process in the business of investment managed services, appraisal, appraisal review, and financial due diligence for all investment-grade commercial property types. The consultant manages the daily workflow through interaction with clients, subordinates, and supervisors. Supervise analysts on daily workflow management.

Key Responsibilities:

  • Investment Managed Services: Work with the team to support institutional client’s acquisitions, asset management and lending needs for their commercial real estate portfolios. Perform ARGUS Enterprise model audits and maintenance, lease reviews and abstracting, preparation of acquisition memorandum, financial due diligence, market analysis, hold / sell analysis, variance to budget analysis, valuation analysis, loan stress testing and reviews, loan covenants reviews and abstracting.

  • Appraisal: Managing the initial, annual and quarterly valuation process for institutional real estate funds, which includes managing all aspects of the appraisal management process as well as applying real estate knowledge to estimate reasonable market supported assumptions; Model cash flows (rent rolls, operating expenses, capital expenditures, market leasing assumptions) in ARGUS Enterprise for annual and quarterly interim valuation updates; Prepare valuation reports that are in line with institutional investor guidelines and USPAP.

  • Appraisal Review: Review third party appraisal reports as part of the valuation management process, which includes reviewing the ARGUS Enterprise cash flow model for factual and market assumptions, reviewing the appraisal reports, and comparing the valuation metrics to the benchmark data, the recent transactions, other appraisal reports, market conditions, and various market reports. Use best judgement and knowledge to determine the reasonableness of the valuation and ensure that the appraisal reports are in compliance with USPAP and State regulations.

  • Financial Due Diligence: Audit and underwrite cash flow models of all commercial real estate asset classes for transactions. Advise clients, including Private Equity firms, Investment Banks and REITS, on buyside acquisitions by providing cash flow modeling and a better understanding of critical deal issues. Audit financial models in Excel and AE. Build financial models for CMBS loan underwriting. Analyze tenant health ratios for buyside retail acquisition underwriting. Audit expense recovery models. Review historical income and expenses for pro forma forecasting. Abstract tenant leases and summarize key tenant clauses with potential cash flow impacts.

  • Team Training: Guide junior staff on real estate valuation process

Position Requirements:

  • Undergraduate Degree, with a specialization in Real Estate, Finance or related field.

  • 3+ years of prior experience in the commercial real estate industry (Valuation, Asset Management, Underwriting, Acquisitions).

  • Experience with financial modelling for commercial property types (Office, Industrial, Retail and/or Multifamily).

  • Proficiency in Excel and Argus Enterprise.

  • Strong project management skills: setting team/client deliverable goals, managing deadlines, communicating at-risk tasks.

  • Industry designations and Argus Enterprise Certified is a plus.
