Full Description

Under the general supervision of the Foreman 3, the Building Servicer 2 installs, inspects, maintains, and repairs building systems and equipment and related systems in facilities under the Division’s jurisdiction in accordance with standard maintenance practices, applicable codes and manufacturers specifications.

As the Building Servicer 2 you will:

  • Perform building facility inspections to ensure safe and efficient operations.

  • Perform various operating functions to meet prescribed regulations, safety and security requirements.

  • Perform first line maintenance and repairs to equipment and building fixtures, furnishings to ensure maximum operating safety and efficiency.

  • Maintain accurate records/reports using prevailing department software such as the Facility Management System (FMS) and the Maintenance Management System (MAXIMO).

  • Perform a variety of custodial functions in and around facilities if required.

  • Operate safely all power and hand tools as required.

  • Prepare reports, orders materials and supplies as required.

  • Respond to emergency call-out duty as required.

  • Supervise junior staff.

  • Maintain cooperative working relations with various user groups, civic staff, and the general public.

  • Orient new employees.

  • Receive and tracks customer complaints or enquiries.

  • Perform other related duties consistent with the classification and works within policies and regulations established by the City/Department.

Your education and qualifications include:

  • Grade 12 education or equivalent combination of education and experience.

  • Experience as a Building Servicer 1 or equivalent.

  • Experience in use of hand and power tools, and measuring instruments.

  • Ability to complete maintenance procedures of buildings,

  • heating, ventilation, cooling systems and knowledge of their components.

  • Ability to work independently with minimal supervision.

  • Ability to delegate tasks and provide direction to junior staff, including demonstrating the methods, practices, and operational duties of a Building Servicer.

  • Verbal communication skills with the ability to effectively convey information to a variety of audiences.

  • Written communication skills with the ability to complete documents clearly and concisely.

  • Organizational skills with ability to prioritize tasks efficiently.

  • Interpersonal skills with the ability to deal harmoniously with other staff, stakeholders and the general public.

  • Proficiency in Microsoft Office including, Word, Excel and Outlook.

  • Knowledge of the occupational hazards and the safety precautions that are applicable to the positions’ area of work, including materials and chemicals and safe handling practices related to the position.

  • Knowledge in the operations of the Computerized Building Management System (METASYS) or equivalent is desired.

Conditions of employment:

  • The successful applicant must maintain legal eligibility to work in Canada. If the successful applicant possesses a work permit, it is their responsibility to ensure the permit remains valid.

  • Must possess a 5th Class Power Engineer’s Certificate, 4th Class Power Engineer’s Certificate would be an asset.

  • The successful applicants must pass and maintain Level 3 Security Clearance from the Winnipeg Police Service.

  • Must possess a valid Class 5 Manitoba Driver’s License. The successful applicants may be required to provide a vehicle for transportation while on City business, subject to the terms and conditions of the City Transportation Policy.

  • Must be physically capable of performing the duties of the job, including working in all weather conditions, climbing ladders and scaffolds or lifts, working at heights and in confined spaces.
